Chimney repair: the most exposed brickwork on your house

A chimney stands fully exposed to wind and weather and has a harder time than any facade. Pointing washes out, bricks crack in the frost and the lead around it splits.

Because you see little of it from the ground, damage is often only noticed when it leaks inside. We map the condition and repair what is needed.

Signs of a chimney that needs attention

  • Washed-out or missing pointing
  • Cracks in the brickwork or loose bricks
  • A cracked or missing chimney cap
  • Damp patches inside, around the flue or in the attic
  • Lead around the base coming loose or cracked

Approach

How we tackle it

  1. Inspection at height

We assess the brickwork, pointing, capping and lead work up close and record the condition in photos.

  2. Repair

Depending on the condition: repointing, replacing bricks, rebuilding the top or fitting a new cap.

  3. Lead work and finishing

We renew the lead around the chimney where needed. If you wish, we treat the brickwork against moisture absorption.

Costs

What determines the price?

We do not quote amounts here: without a survey of your roof that would be guesswork. The quote itemises the costs, so you can see what the total is made up of.

Frequently asked questions

Questions about chimney repair

My chimney is no longer used. Can it be removed?

Yes, an unused chimney can be removed and the roof closed up. Do check whether flues from a boiler or ventilation still run through it. For a listed building or a protected townscape, permission is required.

Does water-repellent treatment help against a damp chimney?

Only if the brickwork and pointing are in order. A treatment keeps driving rain out, but it does not solve cracks, poor pointing or broken lead. Repair first, then protect.

Is scaffolding needed?

Working safely at height almost always requires some form of fall protection: scaffolding, a cherry picker or roof edge protection. Which one depends on the location and the duration of the work.
