Roof leaks: first the cause, then the repair
Water takes the easiest route. That is why the damp patch on your ceiling is often some distance from where the water actually gets in. Fixing a leak properly starts with finding it.

We trace the cause, repair it and show you what we found. That way you know the problem has been solved, not just covered up.
How to recognise a roof leak
- Damp rings or yellow stains on the ceiling or along the chimney
- Water dripping when it rains, sometimes only with wind from one direction
- A musty smell or mould in the attic
- Flaking plaster or peeling wallpaper under the roof
- Wet insulation or darkened roof boarding
Approach
How we tackle it
Limit the damage
Catch the water, move your belongings and take photos. Do not go onto the roof yourself: a wet roof is slippery and a damaged roof carries less weight than you think.
Trace the cause
We check the roof covering, the joints, the lead flashing, the gutters and any roof penetrations, from the outside and from the inside where needed.
Repair
Once we have found the cause, we repair it. If that is not possible straight away, we seal the roof temporarily and schedule the permanent repair.
Record
You receive photos of the cause and the repair. Useful for yourself and for your insurer.
Costs
What determines the price?
We do not quote amounts here: without a survey of your roof that would be guesswork. The quote itemises the costs, so you can see what the total is made up of.

Frequently asked questions
Questions about roof leaks
It only leaks in strong wind. How is that possible?
Then rain is being blown under the tiles or behind the lead flashing. That often points to a missing or worn underlay, an open joint or tiles that no longer fit properly. In calm weather it stays dry.
Will my insurance pay for the leak?
Consequential damage inside, such as a ceiling or floor, is often covered. Repairing the roof itself usually is not if the cause is wear or a lack of maintenance. Your policy decides; always report the damage before the repair starts.
Can a leak go away by itself?
No. It may stay dry for weeks because the weather plays along, but the opening is still there. Meanwhile moisture soaks into wood and insulation. The sooner the cause is fixed, the smaller the damage.
