Roof renovation: your roof sorted for decades in one go

A roof wears out slowly. Tiles become porous, the underlay weathers, lead cracks and one day a repair is no longer enough. During a roof renovation we replace the roof covering and restore everything underneath.

We tell you in advance what really has to be done, what is sensible to include and what can wait. That way you decide based on the condition of your roof, not on a sales pitch.

When is a renovation due?

  • Leaks in several places, or leaks that keep coming back after a repair
  • Tiles that are porous, crumbling or shifting in large numbers
  • A sagging roof surface or visibly affected roof boarding
  • An underlay or membrane that falls apart when touched
  • A roof without insulation at a time when you want to make your home more sustainable

Approach

How we tackle it

  1. Survey of the whole roof

We look at the roof covering, the underlay, the gutters, the lead work and the joints. You receive our findings with photos.

  2. A proposal with options

The quote itemises demolition, structural repairs, insulation, roof covering, scaffolding and waste disposal. Where you have a choice, we explain the differences.

  3. Work per roof section

We open the roof section by section and seal it watertight at the end of every working day. You can simply stay at home while we work.

  4. Handover

We go over the result with you, tidy up the site and take the waste away. Any remarks are resolved before we leave.

Costs

What determines the price?

We do not quote amounts here: without a survey of your roof that would be guesswork. The quote itemises the costs, so you can see what the total is made up of.

  • Type of roof covering: clay tile, concrete tile, slate or bitumen
  • The condition of the roof boarding, counter battens and tiling battens
  • Whether the roof is insulated, and to what value
  • Access and the scaffolding required
  • Additional work on gutters, lead, roof windows or the chimney

Frequently asked questions

Questions about roof renovation

How long does a roof renovation take?

That depends on the size of the roof, the weather and whether it is being insulated. The roof of an average terraced house usually takes a few working days, a detached house longer. The schedule is in the quote.

Do I need a permit?

Usually not for replacing the roof covering with similar material. If the appearance changes, the roof becomes higher because of external insulation, or your home is a listed building, a permit may be required. You can check this in a few minutes on the Omgevingsloket, the Dutch government permit portal.

Is there a grant for roof insulation during a renovation?

There is a national grant scheme for roof insulation (ISDE). The conditions and amounts change regularly; the current scheme is on rvo.nl. If you want to apply, we take the requirements into account in the design.
